Southampton Warehouse Asbestos Removal: Cleared, Certified, Ready to Reopen

Older Industrial Units Built in the Asbestos Years

Commercial asbestos removal is a regular job across Southampton’s industrial stock around Millbrook and Totton, much of which dates from decades when asbestos cement was standard for roofs and cladding. Anything built before 2000 is worth checking.

A fragile roof risks a fall-through, not just fibre exposure

Lease renewals and insurance now expect an up-to-date survey

Finding it mid-fit-out halts work, so survey early instead

Work Scheduled Around Your Business, Not Ours

Work gets phased, scheduled out of hours where needed, and kept away from live areas, with RAMS ready before anyone sets foot on site. Your tenants carry on as normal throughout.

Method notices and waste logs kept on record

Fragile roofs worked under strict edge rules

Our Warehouse Removal Process

Commercial jobs follow the same four stages as any other, just scaled and scheduled to suit a live operation rather than an empty property.

FAQS

Your Questions Answered

Can you work while the warehouse stays operational?

In most cases, yes. We split the site into work zones, phase the job in sections, and take on roof areas outside normal hours if that suits you better. We work all of this out at survey stage, around your racking layout, walkways and shift pattern.

If your building is non-domestic and was built before 2000, then yes. Regulation 4 of CAR 2012 puts a legal duty to manage on whoever’s in control of the premises. Without a current register, an asbestos management survey is the place to start, and we can get one turned around quickly.

Not necessarily. Cement roofing that’s still sound can often just be managed, coated or over-sheeted instead. Where it’s leaking, failing, or getting in the way of a sale or lease, removing and replacing it tends to be the tidier solution. We’ll give you a straight answer and costs for both options.

Non-licensed work needs no notice at all. NNLW has to be notified before it begins, and licensed work runs on 14 days’ notice from a licensed contractor. Whichever category applies to your job, we identify it at survey and handle the notification ourselves.

Yes, this is something we do regularly. We slot into an existing main-contractor programme, provide our RAMS for their documentation pack, and sequence the removal so trades coming in afterwards aren’t held up. Send over the programme and we’ll confirm dates.

It’s still a fixed price. We’d much rather survey the job properly and commit to a figure than bill day rates that creep upward. For phased projects, each phase gets its own fixed price, which keeps your cashflow and our schedule moving together.

No. Any out-of-hours or weekend work is priced into the fixed quotation from the outset rather than tacked on afterwards as a premium. You’ll know exactly what the full programme costs, whatever hours it ends up running.

You’ll get a complete pack for every phase, including RAMS, any notifications submitted, consignment notes, clearance records where testing was carried out, and an updated extract for your register. It’s formatted ready for audit, and you won’t need to chase us for it.

The whole of Southampton’s commercial stock, from Millbrook and Totton to the smaller estates dotted in between, plus trading estates just over the city boundary. Send us a postcode and the unit size, and we’ll take it from there.
