Does all Artex contain asbestos?

No. The formulation changed over the years, and more recent products are asbestos-free, but you can’t assume a pre-2000 coating is safe just from how old it looks or what pattern it has. One lab sample per distinct area gives you a clear, written answer either way.

If the coating is sound and firmly stuck down, boarding or skimming over it is a genuinely recognised way to manage it, keeping the asbestos sealed in and undisturbed. The one condition is that it has to be recorded, so whoever owns the property next knows before their builder cuts into that ceiling. We document this properly whichever route you take.

No, and this is important. Steaming, sanding and dry scraping will all release fibres from a coating that’s tested positive. Removal has to be a controlled, wet process carried out by trained operatives, with the room sealed off and everything left over treated as hazardous waste.

Not very. Asbestos ceiling removal for a single room means the space gets sealed off, with furniture emptied out or covered, and a standard ceiling is usually finished within a day, leaving you with a clean surface ready for skimming. The rest of the house carries on exactly as normal throughout.
